Above & Below: door sketches Right: developed model of the door, the frame will be steel tube and pipe with a wood nailing frame & a plywood skin. The hardware latching mechanism is 316SS rod, plate & pipe & can use a standard deadboltl The idea is to re-use the same smart lock deadbolt that is in the existing door.

The concept for additional components in the composition is a series of layered planes. Like the existing whole of the project is a layered history of owners, renovations, additions and changes, the Layered planes concept can be manifest in plan, in section and in 3 dimensions.
Above: plan sketch of North side of property layout as a series of layered planes.
Right: The Site has two huge oak trees which have a 20ft setback from their trunk faces. This allows a considerable green space between the pool, GuestHouse at the east & the Carport Canopy at the west. |
Above: Sketch of album wall as layered plane background.
Below: further development of North zone to accommodate pool area, guest house, carport, circulation, shield for a/c components.
Right: The concrete deck floats over the edge of the support walls. |

Right: layered panel background for album wall at laundry room—will have a hidden sliding panel to access the laundry room behind it.

In an alternate study, a single level tinyHouse was considered in an attempt to mitigate aging parents. This was foregone and a futon or pull-out sofa was thought to work instead.
Another idea built into this model is a switchable frosted glass layer at the first 5ft of glass wall for privacy when wanted. This concept will carry into the double level tinyHouse that will be moved forward. |
Right: The pool area is between the East Deck which can accommodate a seating area and/or a grille, and the future GuestHouse and is pushed east to get more morning sun over the neighbor and the proposed fishtail palms at the east
. |
Right: The deck construction is done with a simple footing , cmu stem wall, & a cantilevered slab. The slab is proposed in white cement concrete with a wrinkled Visqueen finish and a clear, matte, water based sealer. |
Right: The front glass panels can go floor to the underside of the concrete bond beam (~8ft) and can be done with no vertical supports. The edges will be finished right into the floor & the brick jambs as well as into the concrete beam above.
The Electrochromic film is expensive but can be installed with upper and lower zones to allow for full view or blocked lower 5’ for privacy. I would suggest a planter in front of the porch that goes up at least 3ft above the porch floor or at least some areka palms or other shrubs that can be trimmed to be about 3ft above the porch floor for privacy inside & on the porch.
Below & Below right: sill details for the door & the glass panels. The glass will be impact resistant so no cover will be needed in a high wind-event. |

Right: Design & Analysis of the glass composition finds a laminated panel with 3/8” tempered glass & an 0.090” interlayer will give an internal stress that is well below the calculated allowable and deflection, despite being large, is within acceptable limits. Edge bite will be critical and the setting lip will have to be considerable to maintain the bearing edge surface area & area of structural silicone while under full deflection and in the case of impact, glass breakage and cyclic pressure. |
